A properly documented specification reduces the number of variations (additional things you need to pay for) and provides a clear understanding regarding the quality level that is deemed acceptable. Without a properly documented specification a number of small additional items may lead to substantial additional cost and you may have to accept a lower quality than you would like. For the specification to be enforceable it needs to be included/referenced in your contracts with your contractors.

SIMPLE DOMESTIC has been developed for those projects simple enough not to require the engagement of an architect or building designer by the owners. It defines what is deemed to be the minimum level of workmanship for satisfactory work.

SIMPLE DOMESTIC should be included as a condition of contract between the owners and their contractors. It has been prepared for new building works and/or alterations and additions of a simple nature suitable to be undertaken by an owner. For work involving extensive structural design, extensive customised airconditioning, prestige finishes or unusual features and facilities, the commissioning of professional services are recommended.

SIMPLE DOMESTIC is for homes of conventional construction those buildings covered by Class 1a and Class 10 of the Building Code of Australia, i.e. single dwellings such as cottages, villa units, townhouses and garages, carports or sheds. The use of this specification will minimise misunderstanding and will make clear what is going to be delivered in terms of materials and quality of construction.

SIMPLE DOMESTIC is suitable for owner-builders whether building, extending or renovating a home. This specification describes common construction practice. It will need to be supplemented in areas subject to high winds, snow, earthquakes, bushfire and/or marine exposure to comply with the Building Code of Australia. In some areas, there will be local techniques or statutory requirements which will take precedence.
